Consultation and Proposal

The Serendipity Home Staging and Redesign consultant will meet with you to discuss your goals and expectations and how you can receive the biggest bang for your buck.  We’ll review our eight-step staging process while walking through the home and gathering objective first impressions of each room. If time allows, the consultant will give you a quick demonstration of how staging can transform your home using your belongings and a few of Serendipity Home Staging and Redesign’s accessories if needed. You will receive photographs taken with a wide angle digital camera that you can use in your marketing efforts. We will conclude with a proposal for services based upon the service that would best fit your needs and budget as well as the amount of work required to prepare your home to sell quickly and for the highest price. A $50.00 credit will go towards any future staging or redesign service scheduled at the consultation.

Quick Home Makeover Report

The Home Makeover Report is for homes that just need a little extra direction and for the Do-It-Yourself homeowner who already has a good eye for design.

This customized report focuses on the most important things the seller should do to increase the value of their home and obtain a faster sale. The report is emailed to the seller following the consultation.

Half Day of Home Staging or Redesign for an Occupied Home – Usually 3-4 hrs

This service is for those homes that only require a little extra attention from a professional home stager. The Serendipity Home Staging and Redesign consultant will be working from our eight-step Home Staging Action Plan. During the consultation, we determined what transformations would be most beneficial in selling your home quickly and for top dollar. During the half day of staging, we will stage the main rooms of the house by removing excess furniture and clutter, bringing in accessories to complete the look of each room, taking great photos for your agent’s marketing efforts, and giving you a visual shopping list of accessories that will complete your updated look.

We’ll stop just shy of our half day in order to assess our progress. At this time, we’ll go through the home with you and fill out our Home Staging Action Plan, so you can complete the look on your own. The Action Plan will detail the cosmetic improvements recommended, paint color choices, suggested additional accessory purchases and details on what to do in the rooms we were unable to cover.

Full Day of Home Staging or Redesign of an Occupied Home- Usually 6-8 hrs

This service is for those homes that need a little more attention and expertise or are over 2000 square feet. We spend a full day staging your home. You won’t believe the transformations!  You’ll walk away with a show-ready home, photos for your marketing efforts or to give to your agent, and visuals of purchases you can make to complete the look.  We’ll stop just shy of our full day in order to assess our progress. At this time, we’ll go through the home with you and fill out our Home Staging Action Plan, so you can complete the look on your own. The Action Plan will detail the cosmetic improvements recommended, paint color choices, suggested additional accessory purchases and details on what to do in the rooms we were unable to cover.

New Listing or Open House Staging Weekend

This service is perfect to make a great first impression for the house that is just about to go onto the market or have an Open House! A Serendipity Home Staging and Redesign consultant will spend two full days prior to the Open House weekend transforming the house into a warm, invited home that will allow buyers to visualize themselves living in the house. The consultant will be working with a detailed Home Staging Action Plan that will be given to the home seller to complete the transformations at the end of the session. This process will help the seller visualize what accessories are important in making the buyer want to purchase and live in the house. If the seller would like assistance in making these purchases and would like to benefit from our designer discounts, they can choose to use our shopping service (see below for further details).

Shopping Service- Hourly Rate $75

We’ll help you create a budget and shop for those accessories that serve as investments in the sale of your home. We know where to go and what to purchase and we also receive designer discounts on what we purchase for you.

Additional services are available based upon the home’s needs as well as the homeowner’s budget.
